New here, and Tamarron Entrance

I am a resident of Landen Meadows, have been for about 3 years now, and was wondering if anyone has heard what the plan is with the land across from the Tamarron entrance.  I'm fairly certain The Cunnane Group lost their bid for the land.  I do all of the construction designs for them and haven't received anything concerning an addition to the Ardrey community they're about to wrap up.  I've tried everything I can think of and cannot find anything on it.  It appears, at this early stage, as though it might be a townhome development.  That is just based off of what has been cut in up to now.  When I informed my wife of that thought her immediate reaction was "Hell no!!  We're moving!!"  Can anyone ease my mind?  If there is anything I despise more than moving I haven't run across it yet.

Also, this is an awesome site.  I've been checking it frequently and love having a place to keep up with the neighborhood.

P.S.  I own a lawn mower and cut my grass on a regular basis!!

Hi Kaytliam - thanks for taking the time to register and post. I hope you'll become a regular contributor to our growing forum.
By the way, I moved your topic for you - and I'm sending the neighbors kids around to tp your house.

I can't contribute much by way of answers to your post, however can state the obvious in that I have seen activity resume on clearing land across from the Tamarron entrance.

There are those members here that are pretty knowledgeable in what is going on around the community - hopefully someone can answer your question.

At one point I heard that the townhomes were going in that area but the price was starting at mid to high 300s. With that said, I believe I would be ok with those kind of townhomes. ( So, they would probably increase to the low 400s.) Hope this helps.

I was led to believe that high end single family homes were going in that space. Somewhere near the million dollar mark( give or take a $100K).

I don't know that townhomes would be all bad, especially if they are $300K+, as those folks tend to keep the development up.

Nice to hear you have a lawn mower and aren't afraid to use it. Apparently my neighbor has a phobia as he has only mowed his lawn ONCE this spring. I guess that gas guzzling SUV he had to buy his wife keeps him from having the extra $$$$ for gas for the lawnmower!

Now that Time Warner has our phones working again (but who knows for how long), I think a call to 311 might motivate the lazy ass to fire that mower up.

Single family homes starting at $500k - they're planning on building about 40 homes.

Thanks for the replies.  Townhomes like that would be fine I guess.  They might want to run it by my wife first though!

DY, I feel you pain with the neighbor issue.  Mine cuts his backyard about three times a year.  Waits until it's too high and then uses a weed eater to do it.  I've offered to mow it for them, but they say they don't need it.  Hell, I've even offered to aerate and seed his front yard just to keep his weeds from invading my grass.

DY - your posts and news regarding your neighbors errant ways read like an epic struggle between good and evil.

It is a pity they are driving you insane, as I find it all rather entertaining to hear about. For some reason (thankfully) my little cul-de-sac is the extreme opposite. Any given Saturday or Sunday afternoon it looks like a mini Nascar course with ride-on lawnmowers jockeying for position and racing around in circles. Hell, I have one neighbor who even mows when he doesn't have to - trailing a cloud of dust behind him as he goes..I think he uses mowing the lawn as an excuse to get out of the house.

It all amounts to a lot of fun though, giving us all an excuse to get out into the fresh air, giving the kids chance to run wild.

I hear you on the issue of aerate/seeding as I have that problem on either side of me. Both wait until the grass gets long and then mow it low, making mine look strange at 3-4 inches tall! I spoke with Brian Sweeney about killing off my weeds that I owe to my neighbors and he said he might be able to reduce them but unless they do something, I will always be fighting the weeds.

Not to sound anal retentive about my lawn, but I figure if I do my part to make my yard appealing, then driving through the neighborhood is more enjoyable for all. It is unfortunate that we have rules about lawns in our covenants but they don't seem to be enforced or explained very well. I am not asking for everyone to have a weed free, perfectly manicured yard but mow it before it becomes knee high and looks like something out of a Jeff Foxworthy "Redneck" novel.

Axa, glad to amuse you with the stories of my neighbors and their lack of lawn etiquette. They aren't driving me insane, but I just laugh when it takes them three times as long as me to mow their lawns and the exhausted look on their faces while I sit and enjoy my iced tea or adult beverage, depending on the time of day. If they say anything about it to me, I just chuckle and say they shouldn't have let get that bad cuz it is easier to mow once a week instead of once a month.


My brother lives off of Bryant Farms in a townhome development and he was telling me of a resident there who has a fenced in backyard where he allows his dog to roam. Apparently this resident has neglected to pick up the feces in the backyard and the older woman that lives in the adjoining unit cannot go out her back door without being overcome with the obvious stench and getting chased back into her home! I think I would have the health department calling on that one and making sure the HOA did something!

In case anyone is interested, I just got some plans here at work.  Brentwood Homes will be building the same Beazer plans that were already being built.  I assume they'll finish out the Ardrey Woods neighborhood with these.  According to their website, the sales center will be opening next month.  As for the land across from the Tamarron entrance, there isn't anything on their website that would lead me to believe that they'll be the ones building there.  Guess we'll have to wait and see.  Just thought I'd share.

You would have seen the sign up there now, showing the name of the development as "Ballanmoor". Sounds odd to me (like when people make up names for their children using a combination of theirs), but the website will be here once complete.

Not too much there or online about it yet - the developers used these people to create their website though.

It is nice for katyliam to brought up the issue of lawn mowing. Most of us will probably just ignore that issue and leave our neighbors grass to grow as high as they want. Nobody thought that it is really so annoying to see your lawn so clean and just a bit over the fence is a lawn that badly needs trimming. I hope some of our neighbors who are guilty of not mowing their lawn are also reading this thread.
